This was a difficult situation, but unfortunately, one we encounter far too often.
The client had originally instructed another contractor to bring her vision to life. As the project progressed, she began noticing issues, small concerns at first, followed by unexpected additional costs for materials and work that hadn’t been agreed upon.
Concerned, she contacted a local surveyor to assess the situation. Following a detailed report, she was advised to stop all further work immediately. Unfortunately by this point, she had already handed over in the region of £33,000.
We were then asked to visit the site, and what we found was extremely concerning. The project had been left incomplete, with poor workmanship throughout. The patio sub-base was nothing more than a loose pile of rubble, fencing and sleeper beds were already unstable, and the lawn area had simply been covered with a thin layer of soil over debris.
It’s a distressing situation for anyone but especially after investing such a significant amount of hard earned money.
After discussing the options, it became clear that the only reliable solution was to start again. Wherever possible, we aimed to salvage existing materials to help reduce further costs. Fortunately, the porcelain tiles, one of the more expensive elements had not yet been used, and much of the fencing and sleepers could be reused.
Following a lengthy process, we were finally given approval by the client’s solicitor to begin the work.
The biggest challenge on this project was maximising the use of existing materials to avoid further unnecessary costs for the client.
We began by carefully dismantling the fencing and sleeper planters, neatly setting aside anything that could be reused. This approach allowed us to retain as much value as possible from the original installation.
To further reduce waste and costs, we brought in a concrete crusher to process the remaining brick and rubble on site. This meant we could repurpose the material as sub-base, saving both the expense of waste removal and the need to import additional aggregate.
With the site cleared and materials organised, we installed new footings for the blockwork steps and fully re-prepared the area to the correct standard.
After a couple of weeks, the project began to take shape. The fencing was reinstalled, the sleeper beds were rebuilt, and the patio area was ready for paving. We relaid the porcelain tiles, incorporating a clean, feature step along the front to enhance both usability and visual appeal.
To complete the transformation, we installed a lush new lawn bringing colour and a sense of completion back to the space.
The finished garden is a world away from where it began.
What was once a poorly executed and incomplete project has been transformed into a clean, functional, and inviting outdoor space. A beautiful porcelain patio now leads down a feature step onto a large, lush green lawn creating a perfect area for both relaxing and entertaining.
The space is framed by a new feather edge fence, with crisp sleeper planters adding structure and definition throughout the garden.
After all the setbacks and uncertainty, the result is exactly what the client deserved, a garden they can finally enjoy with confidence.
